Booking Policies | Terms & Conditions

Zen by Stellar reserves the right to amend these terms and conditions at any time without prior notice.

Booking Policy

  1. A refundable cash security deposit of RM200 per unit will be collected upon check-in.
  2. Check-in time is at 3:00 PM, and check-out time is at 12:00 noon.
  3. Early check-ins are subject to availability.
  4. Accepted payment methods include online bank transfers and credit/debit cards.
  5. Pets are not allowed.
  6. Guests must present a passport or identification card along with a booking confirmation voucher during check-in for registration purposes.
  7. Special requests are subject to availability and may incur additional charges:
    • Late check-out fee: RM100 per hour after 12:30 PM, applicable until 2:00 PM at the latest.
  8. Strictly no self cooking or BBQ is allowed.
  9. Flying drone are not permitted to ensure privacy.
  10. Karaoke is not allowed to maintain a peaceful environment.

Cancellation, Amendment, Refund

  1. Postponement or amendment of stay, or change of check-in date, can only be made up to 14 days prior to the scheduled check-in date.
  2. All refunds will be subject to an 8% processing fee based on the actual booking amount.
  3. Any cancellations, amendments, or postponements within 14 days prior to the scheduled arrival date will not be allowed, regardless of the reason. No refunds will be granted within 14 days prior to check-in.
  4. If you are unable to proceed with your trip, you may find a replacement guest. However, you must inform us of the new guest’s details. Failure to provide the replacement guest’s details may result in the booking not being honored.
  5. In the event of a no-show on your scheduled check-in date, you will be charged for the full amount of your stay.
  6. Cancellation, amendment, postponement, or any form of booking alteration/modification for a confirmed booking must be submitted in writing via email to
    zenbystellar@gmail.com. This process is essential to avoid misunderstandings and will serve as proof. Our team will respond during office hours (9 AM ~ 6 PM).
  7. Refunds will be processed within approximately 14 working days and will incur an 8% processing fee based on the actual booking amount.

Quiet Hours and Noise Reduction

  1. Quiet hours start from 11 PM. To aid in noise reduction, complimentary eye masks and earplugs are provided.

Breakfast and Dining

  1. Breakfast is served from 8 AM to 10 AM.
  2. No cooking, BBQ or dining is permitted within the units to maintain cleanliness and order.

Damage and Refuse Accommodation

  1. Guests are responsible for any damages caused to our property and will be charged according to our price list.
  2. The Japanese costume experience requires a RM100 deposit, refundable upon return of the costume.
  3. Guests must take proper care of all furniture, fittings, and effects, leaving them in the same condition as found.
  4. Do not pour leftover foods into the basin.
  5. Parking is available on the premises and is used at the guest’s own risk. Zen by Stellar does not assume responsibility for any damage, theft, or loss involving vehicles or their contents while parked at our facility.
  6. Zen by Stellar offers to store food brought by guests as a courtesy. However, we do not take responsibility for the condition of the food after storage. Guests use this service at their own risk.
  7. Zen by Stellar is not liable for any loss or damage to the guest’s personal belongings.
  8. Smoking is banned in all enclosed areas. A RM300 non-refundable cleaning fee applies for violations.

Online Transactions

  1. During the payment process, please do not refresh the page. Kindly wait patiently for 1-2 minutes for the transaction to complete. Refreshing the page during the transaction process may result in errors or duplicate charges.

Safety and Disclaimer

  1. All guests must fill out a disclaimer form upon check-in.
  2. Guests participate in property activities at their own risk.
  3. Zen by Stellar is not responsible for any accidents or injuries incurred during the stay.

Room Occupancy Policy

  1. Sora (1 King Bed, 1 Sofa Bed )

    Suitable for 2 adults and 2 kids without surcharge; accommodate up to 3 adults or 2 adults and 3 kids with a surcharge of RM150.

    Occupancy of 4 adults is not permitted.

  2. Yama (1 Queen Bed, 1 Super Single Bed )

    Suitable for up to 3 adults and 1 kid, or 2 adults and 2 kids; 4 adults allowed with a RM150 surcharge.

    Occupancy of 4 adults and 1 kid or 5 adults is not permitted.

  3. Kaku (1 Queen Bed )

    Suitable for 2 adults; 2 adults and 1 kid permitted with a surcharge of RM150.

    Occupancy of 3 adults is not permitted.

  4. Nami (1 Queen Bed )

    Suitable for 2 adults or 2 adults and 1 kid; accommodates up to 3 adults.

    Occupancy of 3 adults and 1 kid or 4 adults is not permitted.

General Note:

Aged 1 to 12 years, with surcharge. Infants below 1 year old incur no surcharge.
